Project management and building services

What do we do?

We manage capital projects with a value below £1 million from the inception and feasibility stages through to agreement of the final account. Our team also provide the University with professional advice on all property matters whether project related, or more broadly, on building and compliance issues. 

A comprehensive database of all University buildings is maintained electronically and is made available to faculties and directorates on request, together with advice on the implications for any proposed developments or changes.

The technical and statutory compliance aspects of internal orders are managed through our service and are delivered through a combination of in-house trade staff and external contractors operating under framework agreements.

We also play a core role in capital projects with a value above £1 million. Acting as client co-ordinators, the direct liaison between the client and the project team, we develop and maintain the core project design brief which all external designers are required to adhere to. 

Further support is provided by in house clerks of works who ensure that projects are completed to the quality and safety demanded by the client.

Professional services

In addition, we provide wider specialist professional support to tackle issues affecting the University in respect of legislative compliance such as asbestos management, confined spaces, equalities act, working at height and site waste management. 

To support the delivery of our service and to ensure statutory compliance, policies, operating procedures and codes of practice for high risk aspects of the estate such as water hygiene, PAT testing and high and low voltage electricity are produced and maintained.

M&E services 

We provide the University with integrated support to the learning environment by monitoring system performance and coordinating the periodic replacement of any ageing systems. This applies to the diverse range of buildings and to the below ground infrastructure. Our aim is to make the services and buildings more reliable and energy efficient in the continuing drive to reduce carbon impact and improve the stakeholder environment. 

In delivering our service, Building Management Systems are utilised both strategically and operationally to control environments within all of the main buildings, in addition providing fire and security alarm support and monitoring. These systems are monitored 24/7.

Maintenance services 

We provide comprehensive support to all buildings, underground services and grounds. The University’s statutory obligations are embedded into our service delivery to ensure that a safe, sustainable estate is maintained for students and staff. Through the Estates Helpdesk, an in-house technical support team provide a reactive service for all buildings including service breakdowns/failures. Preventative maintenance and/or replacement of plant and equipment is managed by the Estates Service and delivered through various planned maintenance contractors with records maintained on a management database. 

Our service operates an extended working day through shifts to maximise the cover available during the University working day. This has the added advantage that certain issues can be dealt with during quiet periods so as to minimise disruption to core University activities.
